The mix is rendered offline, faster than real time, with every effect, envelope and the master limiter applied. Matching loudness measures the mix first and then renders it again at the right level, so it takes twice as long.

Installing it. Served over https this installs as an app: use the install button in the top bar, the one in Chrome or Edge's address bar, or Share then Add to Home Screen on iOS. It then opens in its own window and works with no network at all. Once installed, audio files can be opened straight into SNDEDTR from your desktop.
